A mixed-use development along a popular shopping corridor converted a formerly vacant site into a ground floor outpatient medical clinic and two residential apartments above. The building's design aims to maximize the ground floor footprint while enhancing the urban edge at the pedestrian level.
Matching scale and materiality, the contemporary structure features a combination of lap siding and board + batten. Tall windows mimic fenestration rhythms found throughout older New Orleans structures and provide a 50% transparency to the first floor to meet the requirements of the Character Preservation Corridor Overlay District. Deep awnings provide shading for outdoor occupiable areas commonly found throughout the south. A portion of the adjacent parking lot was modified to permeable paving to manage stormwater.
The ground floor medical clinic is LCMC's seventh location in the greater New Orleans area and follows their standard branding and interior guidelines. The facility is comprised of a waiting room, reception area, exam rooms, X-ray room, nurse’s station, break room, and a laboratory.
Two second floor apartments are accessed through an interior white oak stair at the rear of the building. Each two bedroom, two bath apartment has a large balcony facing Magazine street and is shaded by a custom overhead awning and live oak tree canopy. The floor plan maximizes occupiable living spaces while working within a small footprint for two high end apartments. Finishes and fixtures were carefully vetted to provide airy, open interiors with durable and quality materials. Waterfall quartz countertops, custom kitchen millwork, and stainless kitchen equipment compliment the spacious interiors. Each bathroom is finished in a different porcelain tile with its own distinctive vanity. The largest master bath is clad in book matched quartz panels with a glass encased shower and an Aquatic Lullaby Nano freestanding bathtub.
